How to price your homestay rooms

Price a homestay by starting from a base rate that covers your costs and matches similar stays nearby, then adding seasons for peak weeks, a weekend uplift, minimum stays for holidays, and discounts for long stays and repeat guests. Review the results each month using occupancy and RevPAR.

Six steps

  1. Know your cost per occupied night: staff, power, water, laundry, breakfast and commission.
  2. Look at similar stays nearby on the booking sites for the same dates.
  3. Set a base rate for each room.
  4. Add seasons: festival weeks, Christmas and New Year, school holidays and long weekends, with minimum nights where demand is high. Quiet-season packages, such as wellness or long-stay offers, can fill slow months.
  5. Decide your discounts: long stays, repeat guests and direct bookings.
  6. Review monthly with occupancy, ADR and RevPAR.
