The problem every room-and-whole-home host hits
You list your villa or house two ways: each bedroom on its own, and the entire place for groups. The calendars are linked so the same night can't be sold twice: book the whole house and every room closes; book one room and the whole house closes.
That link is right most of the year. But in peak season, school holidays or around New Year, many hosts want the opposite: stop selling single rooms and sell only the whole property, usually at a higher price. So you block the rooms. And the moment you do, the whole-home listing closes too, because a closed room now looks like a booked room. Your best-selling dates disappear from the listing that earns the most.
The usual workarounds all cost something:
| Workaround | What goes wrong |
|---|---|
| Block the rooms and unlink the calendars | A room booking on another site can now clash with a whole-home booking: a double booking |
| Raise room prices very high instead of blocking | Some guests still book; the listing looks overpriced in search |
| Snooze or unlist the room listings | Their search ranking and reviews visibility suffer; you have to remember to switch them back |
| Do nothing | Rooms sell one by one and the group booking you wanted can't fit |
What a proper fix needs
- Close the room listings on their own, so Airbnb, Booking.com and Vrbo can't sell single rooms on those dates.
- Keep the whole-property listing open on the same dates.
- Ignore the echo. Booking sites send your own closure back through calendar sync. That echo must not be read as a booking, or the whole property closes after all.
- Keep existing bookings. A room already booked for those dates keeps its nights.
- Price the whole property for the season, with a fixed rate or a percentage on top.
How to do it in InnRow
- Open Closed dates and choose the room and the dates.
- Pick Sell only with the whole property instead of Close completely.
- That's it. On those nights: - the room's own listings (the Airbnb room, the Booking.com room) show closed; - the whole property's listing stays open to book; - when Airbnb sends that closure back, InnRow ignores it, so the whole property doesn't close by mistake; - the calendar shows the nights hatched as Whole only, and a new booking for that room alone is refused with a clear message.
- For a season price, open Settings → Season prices, choose Applies to: Whole property, set the dates and enter a fixed nightly rate or a percentage.
Already closed some rooms the old way? Each one has a Keep the whole property open button in the Closed dates list, so you don't have to delete and add them again.

Close completely or whole property only?
| You want to… | Choose |
|---|---|
| Fix a room, use it yourself, or close it for everyone | Close completely: the room and the whole property close |
| Sell the villa or house only as one booking for a season | Sell only with the whole property |
| Charge more for the whole place in that season | Season prices, applied to the whole property |
Which booking sites does this work with?
Any site connected to InnRow by calendar link: Airbnb, Booking.com, Vrbo, Agoda, Expedia and the others. Each room listing reads the room's calendar and the whole-property listing reads its own, so each site closes exactly what it should. See calendar sync.
Questions people ask
How do I block a private room on Airbnb without blocking the entire home?
If the two listings' calendars are linked, closing the room closes the entire home too. With InnRow, choose Sell only with the whole property in Closed dates: the room listing shows closed, the entire-home listing stays open, and Airbnb's echo of the closure is ignored.
Can I rent my villa only as a whole in peak season?
Yes. Close each room with Sell only with the whole property for those dates, and set a season price for the whole property if you charge more.
Will this cause a double booking?
No. The rooms and the whole property stay linked for every real booking; only your own closure is treated differently. A room booked before the change keeps its nights.
What about bookings already made for those dates?
They stay. A booking made before you switch a room to whole property only keeps its nights.
